I risk exposing myself as a target by PMC Property Management who uses EMS3 here in Baltimore and facing possible retaliation but I have financially reached my limits. We have a 2 bedroom apartment and modestly have used out utilities and since our last shocking bill have drastically tried to reduce our electric, water and sewer usage yet this new bill is even higher than last months. When I had made a simple inquiry previously to EMS3 asking them to escalate my inquiries about our high bills, a PMC representative immediately emailed me with threats of eviction. EMS3 and the companies they work with are beholden unto no one and there is no oversight, no one in the state of MD that I have contacted will lift a finger to assist stating the issue is between utility company and the customer. This isn't just a local issue, it is national as recently it has been exposed that all of the new A.I. Data Centers which require massive amounts of electricity are getting massive breaks from the State Governments and passing the costs onto we, the consumer. This is an outrage and we all must start fighting as the states seem to be in on the take. EMS3, stay away from any rental that uses this crime syndicate.

DO NOT move into any apartment complex that uses this third party company for utilities. You will be charged exorbitantly, no matter how little electricity or water you use. My bills surpassed $150 every month for the entirety I resided at a 1000 sq foot apartment. That's about the same amount my parents pay, for a WHOLE HOUSE. I have since moved to another complex, where they do not use a third party for utilities. My first electricity bill was under $20. What a difference being directly billed by the provider makes.

I am highly disappointed! I am new to Philadelphia. Moved to Goldtex at the recommendation of a few people. Wish I hadn't! When I received my first electricity bill I was flabbergasted! The cost just doesn't seem to add up especially since I was not home for 10 of the 30 day billing period and when I was home I hardly ever used any electricity. I don't turn on the AC or fans. I only use the lights at night but I don't keep them all on at once nor do I keep them one for more than 1 hour max! Every time I call EMS, every prompt is automated, no real person! My property manager told me they would be able to provide me with a daily usage breakdown from the EMS portal however a few days later they came back and said they couldn't. My neighbor's bill, who lives a few floors above me and uses his AC "all day" is a few dollars less than mine. Someone please make this make sense!! Because I realized that PECO is the actual supplier of the electricity to this building I called them and was told that because I do not have an individual account they can't provide me with any information. From the things I've recently read and my personal experience I feel that EMS are swindlers and I have a strong suspicion that Post Brothers, the management company of my building, knows this and are allowing them to get away with it!!! I don't know who I can talk to about this company but I am going to figure it out because this is NOT okay!!

I never used a third party company for my utilities until my most recent apartment (that of which we moved out of mid October). We were charged triple of what I had ever paid in any other place I have ever lived. Upon taking this up with both EMS3 and our landlord, we got nonsensical responses that made us question if we were in the wrong. We hadn't even used the air conditioning for the first three months of living there but were told countless times that our electric bill is high because we have high ceilings and are probably running the air- even though we told them we hadn't even turned it on yet! Then our water bill tripled in price because the apartment we were living in had to replace some sort of battery on the water meter? What? How does changing a battery change the amount of water usage- when it is consistent? Our bills for two people that were home only in the evenings and on weekends (most of which was sleeping), were easily 3x as much as people we know that work from home in a full size, 4 bedroom house. We did not own a TV and were meticulous about electricity use. Now, despite receiving our last bill (which was, no surprise, the highest- even though we weren't even there for half the month of October, but okay), we are unable to log into our EMS3 account AT ALL. Odd but not shocking. And the remainder came out of our security deposit, so it's not like we can fight for it either. EMS3, along with where we were previously living, simply do not care about their customers or tenants. This entire company is a scam. Per all of the negative feedback, you'd think someone would care to remedy this? You'd think the BBB would be involved? I am beyond happy to deal with PECO and PGW directly. My usage is the same and my bills have been cut in half, if not more. Do not rent from any complex using EMS3. You'll be the next one leaving a negative review, guaranteed.

This company, at best, bills erroneously in error, and at worst, bills erroneously in an act of fraud. My bills for a >700 sq ft 1 bedroom apartment have consistently doubled in the last few months - increasing from ~$50 to ~$400. Customer service is entirely inaccessible - adding you to a fake queue and not returning your calls. The representative that I finally did get ahold of may as well have been a random person off the street, offering no valuable insight other than telling me to check my usage on the website. TENANTS: Avoid renting in any building that uses EMS to read meters/bill. MANAGEMENT COMPANIES: Choose literally any other system to manage your building's utilities. Next step is addressing these charges with my city's utilities commissioner.

By far the worst company I have ever dealt with! STAY AWAY!! My new apartment complex uses them as a third party and they have yet to address my concerns about the extremely high electric bills I have been receiving since I moved here in November! I question the integrity of this company as there is no way I am using what they’re saying. I live in a studio (477sq ft) and am at work most of the days and come back late and they’re saying I’m spending $160-240/mth!!! I haven’t even touched the wall heat/AC unit! Compared to my last apartment through PECO, me and my roommate (living in a 2bed apartment) were charged about $45/mth total! Complete rip-off and am thinking legal action might need to be taken as they seem not to care otherwise

So far I haven't had any problems with getting my bills on time. However, my payment is due in a week and I still haven't gotten a paper bill. I can pay online if I wanted to, but that's also if I would like to have en extra $2 charged to my credit card for a "processing fee." Come on, it's almost 2020... like really???? Is that solely for extra money in your pocket? Because I've ever heard of companies charging "convenience fees" for online payments these days... wake up we're in the 21st century. To add insult to injury, they're trying to sign me up for paperless billing, which will enroll me in a raffle to win a $25 gift card. What's the point if you're going to be charging me an extra $2 per payment anyway? They'd make their money back on me and then some within a year. Slimey.

Wow.. Never have issues paying bills, but with this company it's constant billing errors, and when confronted about it, there's absolutely no apologies, The representative i was speaking with was extremely rude, loud and unprofessional, she kept over talking me and screaming.. How are you more angry than i am when i'm the one paying for all of this? This truly needs exposure! I'm paying double my energy bills now and it wont get corrected. I do not recommend this company, but you have no choice if you rent to apartments that uses them.. AVOID AT ALL COST, unless you're willing to through away your money.

I still am not sure why I am paying this company at all. I already pay PECO for gas and electricity and for some reason I need to pay EMS as well to look at a meter? For the first six months of living at my apartment EMS (not my complex or PECO) never sent me a bill and I had never even heard of the company, then I received my first bill from them saying I was six months late on payments. The letter included an account number they made for me that I needed to even try to pay them in the first place. Ever since they are late sending the bill via email or paper mail and want me to pay late fees. I found no options on their site for automatic payments and the billing periods are inconsistent even on their own website! this company always feels like a scam somehow slipping through the legal cracks every time I deal with them, if you can avoid them please do.

Check to see if your building management uses this worthless business, they "manage" billing but over the past two years I received completely inconsistent billing, inaccurate hvac billing (which they admitted) which they just decided to divvy up total building usage to the tenants and paper bills regularly were not on time, excessive fees. Unable to get phone support, unable to get answers as to why my bill was so highly variable and so expensive. My usage literally did not change. Avoid at all costs.

if your apartment complex uses this company for "billing" don't rent there. This is a scam!!! they will tell you their rates are from PECO which is a lie. all positive reviews are also lies! this company has so many issues with over charging I'm surprised they are still able to do business. Their customer service don't have a clue whats going on with the billing or charges and apparently you can only speak to customer service.

My gas bill was rather high so I contacted EMS and they were very attentive! Immediately they responded and corrected the invoice. I interacted with Nicole Paul the Marketing Communication Specialist and she was extremely friendly and helpful. After she contacted customer service it took no time at all for a revised bill to be sent to me! I couldn't ask for a more pleasant experience! I highly recommend this company for your meter reading and billing services! Thanks EMS!

Primary complaint is the customer service. Extremely difficult to reach anyone live. Their phone menu options are not helpful. Have had to email multiple times to resolve simple things such as updating my account information. Not very customer friendly.

I have been with the company for 2 years at ny apartments complex. Their customer service is far the worst. Im in the military and I live in my apt 2 week a month combined. I spend more time on base then I do at home. This is how they treat military personnel. I am paying double sometimes triple. Whe you ask them why is you bill going up so high and you as for proof they say they don't have to prove you with that. See here's where they get you. I live alone in a 2 bedroom apartment. There are no meters here so they do a estimate of anther 2 bedroom with more then one person living there and then they charge you for what other 2 bedroom are going for. The cheat you. How do I know well living here you make friends with the other residents. We compare our bills. Its interesting how it's the same bill as another neighbor on a different floor with more occupants like kids ect. EMS thinks that just because they send you a bill that thats all the proof they need. Nope they will cheat you of you money no matter what you tell them. Good luck trying to dispute it they won't budge. I have tried many time. They are the reason why I will be moving out. I spend more on electric and water then I do living there. What a shame and a disgrace.

I really don't understand their inconsistency in their billing date/due dates!!! One month I receive them the 20th, another month on the 6th, in January I received them on the 25th and have been receviving them around that date, which was perfect because due date was falling after my paycheck date. Now, today I got a bill, March 14th and due date is now 2 days before my paycheck!!. I live paycheck by paycheck, and even though I separate the money to pay the bill I will get penalized for paying two days late! Not fair!!! On top of that I find them expensive.

Seriously disappointed. This company seems to charge way more than it should for the cost of utilities with some charges just not adding up. Additionally, the only way to make payments is through check or PayPal. If you can not pay through PayPal you have to use the old check method which in 2023 is insane. Avoid if you can.

This company operates as it if was still 1995. Used to paying your bills online? Don't even think about it. Pay on the phone? Yeah right. The website looks like it was designed for a high school project. This company is just plain ridiculous. *EDIT* On 6/30/2010 this company has upgraded its website to allow paperless billing and online payments. Haven't used it yet, but it shows progress.

Do not use the rent from apartments using this electric company PERIOD! Tell anyone you know that is moving to avoid this company by all cost LITERALLY!! They charge the same amount every month regardless of usage. I was not in the apartment for the whole winter, yet charged an exorbitant amount for heat and water. They do not have any customer service where I can find out why this is happening.

Asking for them to do more than mail a packet of paper bills to the building address in order to collect electricity repayment for individual tenants... with more than a month of no response. This is a horrible service. If I ignored customers for weeks on end I would be out of business.

EMS may have the worst infrastructure and logistics on the planet. EMS does not have online operations. They are inadequate on sending billing statements. I'm torn between whether its better to live without power than be associated. Unfortunately our building has no other option.

The rates are outrageous. My bill is around 70 dollars despite the fact that I leave my home around 7:40 am and return at 8 pm and usually I am outside during weekends. I use LED light still they over charge you.

EMS wants you to sign up for paperless billing but they still charge a service fee to pay on-line. What is this 1995? You can't call them because NOBODY answers. Leaving a voicemail is a joke. Press 1....message asks "are you satisfied with your message" before you can even say anything. WORTHLESS COMPANY!!!!

Our company has been working with EMS for over 14 years. I've personally have been doing business with EMS for 13 years. EMS assists our company with consumer billing, utility usage tracking, invoicing, delinquencies, payments etc. Whenever I reach out to EMS with any kind of inquiry, the response has been expeditious. Thank you EMS and your rep. EC for your continuous excellent assistance.
